What’s included in the monthly rent charge?
Each of our Residential properties has a monthly Amenities Fee in addition to your rent payments. This cost of $125.00 includes all property Amenities, access to our 24/7 Fitness Center, water, sewer, trash, all-stream recycling, a washer and dryer in each apartment, and high speed internet and WIFI. We use a packaging company called ‘Conservice’ and these payments are made to them directly. We have everything turned on and ready to go for you, even your WIFI, before you move in. There is no need to call any utility companies or put down any deposits. Electricity is included in the monthly Conservice bill and billed upon usage. Some properties also charge a small amount for common-area electric fees. *Off-street parking is included at some properties, and is an additional fee at others – please contact our properties for more details on parking*

How do I apply?/ What does the application process look like?
We welcome applications through our individual property websites, by email, or in person. There is a non-refundable application fee of $50.00 per occupant to cover our approval expenses. Our approval process and lease signing is typically done within 4 business days. Once an applicant is approved, the signed lease and security deposit (equal to one month’s rent) are due back within a few days.
When will my rent payments be due?
We pro-rate the move-in month for you down to the day! The initial move-in month your pro-rated rent due for that month will be due the day your lease starts. Each month after that rent payments are due on the 1st of the month. There is a grace period through the 5th of each month before a late fee of 10% is added to your account.
Are your properties pet friendly?
The River House and The Cotton Mill Lofts are very pet friendly! We have no dog breed restrictions, and no dog weight limits. There is a $200.00 (per apartment) non-refundable pet move-in fee due when you move in. The monthly fee for one pet is $30.00 and if you have a 2nd pet the monthly fee is $40.00. The Patrick Henry is a pet-free building. Pet fees are added to your rent account each month.
What happens if I need to contact a staff member after hours?
All of our properties are proud to offer 24/7 emergency maintenance and management services. Residents are able to call our City Space Emergency Line to report any after-hours emergencies.
What type of Lease options are available?
City Space offers very flexible lease options for our Residential communities. A lease can be written anywhere between 9 and 24 months keeping the advertised rental rate the same. We also offer shorter lease terms for those seeking something under 9 months. There is a rent-rate increase of 20% on anything below 9 months. All leases require a 60-day move-out notice from the lease end date.
Do you offer any storage options?
All three of our Residential communities have storage spaces available to rent for our Residents! Our storage spaces are rented on a month-to-month basis – so you can rent one for 1 month or for as long as you need it. The monthly fee is added to your rent account each month. Storage fees differ per property; please contact our properties for more details and for availability.
